What’s in a home inspection?

Residential Home Inspection - We visually inspect readily accessible systems for defects and safety concerns. We are not code inspectors, but we do suggest current common building standards when there is a deficiency present in a system. These inspections can be completed for pre-listing, home maintenance, new home construction, and most commonly when purchasing a home.

Roof - Roof covering material, roof structure, drainage systems, ventilation, penetrations, chimneys, and flashing.

Structure and Foundation - Walls, grading, driveways, walkways, foundation, exposed wood members, firewalls, and floors.

Air Conditioning, Heating, and Ventilation - Ducting, HVAC mechanical equipment, thermostats, air returns, registers, and ventilation.

Electrical - Electrical service connections, electric panel, visible branch wiring, smoke alarms, carbon monoxide detectors, outlets, and GFCI devices.

Interior - Kitchen, bathrooms, floors, walls, ceilings, stairs, windows, and doors.

Exterior - Siding, trim, stairs, rails, decks, and balconies.

Schedule Your Inspection

The average full home inspection takes 3+ hours. More time is needed for larger homes or homes with multiple attics/crawl space areas. Every home is unique and holds its own set of issues depending on the year it was built and the systems present. We are currently scheduling one inspection per day to ensure each customer and their home receives the attention they deserve.

Complete Mold Inspections take about 2 hours to complete on site. Limited Mold Inspections take about 1 hour to complete on site. Both types of mold inspections require 3 - 7 business days for shipping of samples and laboratory processing. Mold reports are completed and sent to customers the same day lab results are received by the inspector.

The scheduling tool will guide you through the process for setting up the inspection. You will receive an email for payment information and the required inspection agreement.

All Inspections are generally set for 5 pm on weekdays and 10 am on weekends. These times are semi-flexible, please contact us if you have scheduling questions.
