Mold Inspections
Mold inspections are recommend with all home inspections or as a stand-alone service to identify potential microbial growth in a structure. The Portland and Vancouver metro area receives 36 inches of rainfall on average per year. Microbial growth can grow in any structure if the conditions are right. If moldy or mildew smells are present inside a home, this can be an indication of microbial growth. Condensation, moisture intrusion, relative high humidity, and lack of air flow are the main contributors to mold growth.
A Complete Mold Inspection consists of visually inspecting the accessible areas of the home for moisture intrusion, mildew, staining, and rot or damaged wood members. We inspect all readily accessible area including crawlspace, attic, basement, living areas, attached garages, roof, and the exterior. When accessible, moisture meters are used to confirm the moisture content of the substrate. We use commercial grade air sampling devices, sampling tape, and sterile swabs to take samples of potential mold growth. All samples are sent to an accredited testing lab for confirmation of mold growth. The lab will send the results back to us and we will compile a separate report with the results for you.
A Limited Mold Inspection consists of a small area of concern, potentially one room or one location like the attic or crawlspace that potentially has mold growth. The number of samples collected for a limited mold inspection is at the discretion of the inspector. The collected sample(s) will sent to an accredited testing lab for confirmation of mold growth. A report will be completed with the lab results for you.
We inspect for mold conducive conditions and collect samples of potential microbial growth. The testing lab will confirm if mold is present and the levels of the samples. ALL healthcare related questions or concerns must be discussed with a qualified licensed medical physician. We do NOT perform mold remediation services, but we do perform testing to help confirm levels of microbial growth at the time of the inspection.

Stand-alone inspection pricing is based on the square feet of the home and the time it will take to inspect the structure. If purchasing a full home inspection, a discounted rate will be applied at checkout.
*Additional charges of $75.00 per sample will be added if more samples are desired by the client. The standard mold inspection comes with three samples. Limited mold inspection sample quantities depend on the severity and are at the inspectors discretion.
